    Abstract
This research report examined the effect of job satisfaction on employee performance in financial institutions, focusing on Housing finance bank. The report focused on objectives like assessing the level of employee job satisfaction, establishing the relationship between employees’ overall job satisfaction and work performance and analyzing the effect of gender, age and experience of employees in relation to job satisfaction and employee performance. The researcher used these objectives to make an effective study of the topic In collecting the data for the research, the researcher used two main data collecting methods, questionnaires and interview method. Questionnaires were distributed to a sample of employees to be filled in and the data later used by the researcher to draw conclusions based on the topic. Information gathered by the researcher was reliable and can be referred to in the future. The findings showed a strong and positive relationship between the overall job satisfaction and the variables of contingent rewards, promotion, supervision, and communication within the organization. The findings also revealed that there is a weak relationship existing between the overall job satisfaction and work performance for employees working at housing finance bank. The researcher concluded that for housing finance bank as an employer, it must do well to fulfill the employees’ extrinsic and intrinsic needs in order to achieve satisfaction levels of employees and recommended that top management should adopt new scales to measure performance and implement effective assessment tools to give freedom for employees to convey their concerns without having to fear the consequences
